Can I buy in Italy if I am not an EU citizen?

In most cases yes. Italy applies a reciprocity rule, which is satisfied for buyers from the United States, the United Kingdom, Switzerland and many other countries. We check your specific situation before you commit to anything.

What does the notary do, and can I choose one?

The notary is a public official, not your representative or ours: they verify title, register the deed and collect the taxes. The buyer chooses which notary to use — we work with one in the province of Grosseto who speaks English and deals with foreign buyers every week.

What are the taxes and costs on top of the price?

They depend on whether the seller is a private individual or a company, and on whether the house will be your main residence. Registration tax, notary fees and agency commission are the main items. We give you the figures for your specific purchase before you make an offer, not after.

Do I need a lawyer to buy in Italy?

Not usually, and here is why. In Italy the notary is a public official, neutral by law, whose job is to check the title and make the sale valid — they are not our lawyer and not yours. Alongside them we work with a legal back office that follows the paperwork throughout. If you would still prefer your own lawyer, you are of course free to appoint one.

Do I need to be in Italy to complete the purchase?

No. Buyers regularly complete by power of attorney, signed at an Italian consulate or before a notary in your own country. Many of our clients see the house once and handle the rest from home.
