We are the real estate agency of the Tuscan Maremma. From our long-standing office in Roccatederighi we cover the whole province of Grosseto: the Colline Metallifere, Monte Amiata, the coast and the city of Grosseto. We don't just sell houses: we introduce people to a corner of Tuscany few know, the one where the land meets the sea.

We work with buyers from the United States, the UK, Germany, Switzerland and Poland who want a real house in a real village. We tell you what each village is like in November, what the house will need, and what it takes to keep it.

Yes, both. You will need an Italian tax code (codice fiscale) and an Italian bank account to complete the purchase. We set them up with you, in person, in our office.

What are the steps to buy — proposal, preliminary contract, deed?

Three main stages: the purchase proposal, the preliminary contract (compromesso) that binds both sides, and the final deed (rogito) signed before a notary. We manage each stage and explain everything clearly.

What are the real costs of buying, beyond the price?

Purchase taxes, notary and registration fees, plus the agency commission. We give you a clear, itemised estimate before you commit — no hidden costs.
