Two pieces of paper stand between you and everything else. Neither is difficult. Both are far easier with someone who has done them a hundred times.

The codice fiscale is the Italian tax code: letters and numbers generated from your name and date and place of birth. It does not make you an Italian taxpayer. It is simply how the Italian system identifies a person. Without it you cannot sign a deed, open an account, or put a utility contract in your name.
It is issued by the tax office, it is free, and it takes minutes when the paperwork is right.
The bank account is the harder of the two, and the reason is not Italian bureaucracy but international banking rules. Branches have to identify non-resident customers carefully, and they interpret the requirements differently from one another. Arriving unannounced at a random branch is how buyers lose a day of a short trip.
What we do: we book the appointment, we come with you, we bring the documents that branch actually asks for, and we stay until the account is open. In villages like Roccatederighi and Roccastrada this matters more than it would in a city — the branches are small, the staff know us by name, and being introduced rather than turning up changes the afternoon completely.
What to bring: passport, proof of your address at home, and the codice fiscale if you already have it. Some branches ask for evidence of income or of where the funds come from. We will tell you exactly which, for your branch, before you fly.
On timing. Do both of these while the purchase is progressing, not in the week of the deed. The buyers who leave them to the last moment are the ones who end up moving the notary appointment.
Neither of these is a step where anyone should be alone in an office with a form in a language they do not read.
